Helpful staff, but hotel poorly maintained

I truly wished to enjoy this hotel during four night stay but unfortunately there were some issues. Firstly, the room was stinking of cigarette smoking. Bought a room freshener but to no use as it was a permanent smell hinting long term smoking. Secondly, the sofa bed was uneven and I could not sleep properly. Thirdly, the AC was set at 18 degrees, but it wasn't cool enough, so had to open window. While window was open, there was a huge red neon cross on opposite building staring right into sleepers eyes on main bed, so family sleeping there were unable to grab any sleep. The reception staff was extremely helpful (hence 5 stars) and gave us another room, slightly smaller but free of smell. However, the issue with AC and neon light remained. In addition, the shower knob to switch to main overhead unit was broken. Luckily I had a small scissors with Which I pulled out the pin saving the day. The shower and handwash gel dispensers were loosely hanging off one nail, dangling. And yes, for British tourists, mind well - there is no in room kettle provided. But again, the staff were kind to offer us every single time hot water of carafe and some milk. And if this was not enough, the ground floor lift area had terrible stench of toilet or something as bad, so waiting for lift was unbearable experience and we had to cover the noses sometimes. Location is ideal , esp for bus and train connections. Staff definitely willing yo help, and I have no issue with them. It appears to be lack of maintenance or inspection or both that's behind the issues we faced. If the hotel is reading this, please could you take notice of points above and see if you could improve further. Thanks reception dtaff for being super helpful, I know you guys are not to be blamed.
